Where this inventory actually sits
Two corridors hold almost all of it, and they are different propositions.
Ballygunge and Ballygunge Circular Road
The deepest resale liquidity in the city at this price point, and structurally supply-constrained — there are very few large land parcels left. Nadia House, DRA Altamira and Swastic Sharanya sit here. This is where an ultra-luxury purchase is easiest to exit in seven years, which matters more than most buyers weigh at the time of purchase.
The CBD spine — Shakespeare Sarani, Elgin Road, Hungerford Street, DL Khan Road
A tight cluster of streets within a few minutes of each other, holding Orbit Victoria, Altitude 16, Sugam Hungerford House and Belani Savoy. Institutional proximity, mature infrastructure, and addresses that carry weight in Kolkata in a way no new corridor can manufacture. Mostly ready-to-move stock, which means you can see exactly what you are buying rather than a render.
What ₹10 crore actually buys — and what it actually costs
Two things reliably surprise buyers entering this bracket for the first time.
The quoted price is not the price. On top of the headline figure sit stamp duty and registration, GST where applicable, TDS, preferential location charges, floor rise, club membership and car parking. On a ₹14 crore quote, the gap between the number you were told and the number you transfer is substantial. Some units are delivered raw. DRA Altamira, for instance, hands over each Sky Villa as a customisable shell — which is a genuine attraction for buyers who want to commission their own interiors, and a material cost for those who did not budget it. On a unit of that size, fit-out realistically runs ₹1–2 crore, taking a ₹14 crore ask closer to ₹15–16 crore before anyone moves in. That is not a criticism of the project; it is simply a number that belongs in the comparison.
Loading factor varies more than you would expect. Altamira’s built-up areas of 4,625–5,208 sq.ft correspond to carpet areas of 3,197–3,600 sq.ft — a loading factor of roughly 31%. How to shortlist at this level
- Unit count before amenities. A tower with 15 residences is a fundamentally different asset from one with 200 — it determines your neighbours, your lift wait, and how many identical units compete with yours at resale. Verify it against the RERA filing, not the brochure.
- Freehold or leasehold. Not all ₹10 crore-plus land in Kolkata is freehold. DRA Altamira sits on a 99-year lease with a further 99-year renewal from May 2014. That is disclosed on its project page because it affects resale liquidity and mortgageability, and it warrants independent legal opinion.
- The developer’s second project. A first-generation developer with one visible project has no delivery track record, no post-handover maintenance history, and no evidence of how they behave when something goes wrong. That is a real risk factor at this price, and it is why some projects here score in the seventies despite excellent locations.
- Sold versus booked. Ask for both numbers. They are not the same, and a half-empty tower is a different life and a different resale market.
