How your all-in home cost is calculated (West Bengal, 2026)

Most buyers focus on the sticker price. But between stamp duty, registration, GST, mutation and the "extras" a developer bills separately, the real cost typically runs 14–18% above the base quote. Here's the honest breakdown every Kolkata buyer should run before signing an Agreement for Sale.

1. Stamp duty — the biggest add-on

West Bengal charges stamp duty on the higher of the circle rate or the agreement value. As of 2026, the current rates are:

No gender concession applies. The 2% pandemic-era rebate and any earlier women-buyer discount were permanently discontinued from July 1, 2024. If any calculator shows you a 4% rate, it's using out-of-date data.

2. Registration fee — flat 1%

1% of the property's market value, applied uniformly across every district and property type in West Bengal. Non-negotiable.

3. GST — depends on possession status

GST is levied only on under-construction properties (before the OC/CC is issued):

  • 5% of base price for standard homes
  • 1% for affordable housing (carpet area ≤ 60 sqm in metros, ≤ 90 sqm outside, and price ≤ ₹45 lakhs)
  • 0% if the property has already received its Occupancy Certificate — buying ready-to-move-in is a legitimate way to save 5% of the base cost

4. Developer add-ons that aren't in the sticker price

Almost every Kolkata developer bills these separately, and buyers routinely miss them at negotiation stage:

  • Car parking: ₹2–8 lakhs per bay, depending on segment and covered/open
  • Club membership: ₹1–3 lakhs one-time in premium projects
  • Maintenance deposit: typically ₹50–120 per sqft, held for 12–24 months of maintenance
  • Power backup / transformer charges: if not bundled in the base rate
  • Legal / documentation charges: the developer's own charge, separate from your advocate's fee

5. Post-registration: Mutation (Namjari)

Once your sale deed is registered, you still need to update the municipal records (KMC, Bidhannagar Municipal Corp, etc.) into your name. In Kolkata this costs 1–2% of the property value and buyers routinely forget to budget for it.

6. Your own legal costs

A property advocate for title verification, sale deed drafting, and registration attendance typically runs ₹15,000–₹50,000 in Kolkata, plus small fees for the Encumbrance Certificate (₹50 per 5-year block) and other misc. paperwork.

What's NOT included in this calculator

  • Home loan costs — processing fees (0.5–1% of the loan), CERSAI charges, and the total interest across the tenure. Use our EMI Calculator for that.
  • Interior fit-outs — flooring upgrades, false ceilings, modular kitchen, wardrobes. Budget separately, typically 8–15% of base price for premium fit-outs.
  • Recurring costs after possession — monthly maintenance charges, property tax, and building insurance.
