Why we publish a monthly board
Kolkata's luxury market moves in ways a brochure never tells you — a developer's delivery record shifts, a locality's infrastructure catches up (or doesn't), and pricing drifts against what a project actually offers. We re-run our full four-dimension evaluation every month rather than scoring a project once and leaving it static, so the number you see always reflects the market as it stands today, not as it stood when a project first launched.
We publish the board publicly — including projects that score lower — because the alternative is only ever showing buyers our best-looking listings, which isn't the same as showing them the truth. A project below our 55-point floor never appears here at all; anything that does, however it scores, is something we've actually evaluated on the record.

How often is the Sidus Score updated?
Every project on our shortlist is re-scored monthly by our AI evaluation engine, using the same four-dimension framework described on our Sidus Score methodology page. The Score Board reflects that month's run.
Is the Score Board free?
Yes. The public ranking, band and editorial commentary are free to read on every edition page. The private sub-score breakdown behind any individual project is unlocked at no cost through our Investment Memo tool — we ask for a name and number so our team can follow up on any questions.
Why do some projects score lower than others?
Our score weighs developer track record, location fundamentals, price-to-value and construction/compliance. A project can be well-located but priced aggressively, or well-priced but earlier-stage on approvals — the score reflects the honest balance of all four, not marketing copy.
Does a high score guarantee good returns?
No. It means we've evaluated the project rigorously as of that month — not that outcomes are risk-free. Markets shift and timelines slip. Always pair a strong score with your own site visit and due diligence before committing.
