The Sidus Score

Every project we list is evaluated on four dimensions and given a single score out of 100. It's how we cut through developer marketing to tell you which projects deserve a serious look — and which ones don't.

Why we score at all

Kolkata has over 300 active residential projects at any time. Most look great on a brochure. In practice, only a handful will deliver on time, appreciate in value, and hold up structurally over 20 years — the timeframe that actually matters for a home. The Sidus Score is our way of doing that filtering upfront, so you can spend your site-visit time on the projects that pass a serious test.

It draws on 15 years of Kolkata transaction data, direct developer relationships, RERA filings, and site-level due diligence our team conducts on every project before it enters our shortlist.

The four dimensions we evaluate

The specific weightings, cutoffs and internal benchmarks are proprietary — refined across hundreds of transactions and calibrated to Kolkata's market. Here's what each dimension covers.

01 · Foundational

Developer Track Record

Does this developer actually deliver? A brilliant location matters little if the project hands over three years late with quality shortfalls. This is our first filter.

  • Years operating in Kolkata and total project portfolio
  • Delivery record — on-time completions vs delays across past projects
  • Construction quality — post-possession complaints, RERA disputes, resale reputation
  • Financial stability — visible funding, credit ratings, group-level backing
  • Post-handover conduct — how well they run maintenance and CAM in older projects
02 · The single biggest factor

Location Fundamentals

Location decides more of your 10-year outcome than any other factor. We look at where the micro-market is heading, not just where it is today.

  • Connectivity — metro, arterial roads, airport access, and confirmed upcoming infrastructure
  • Employment proximity — Sector V, New Town IT parks, healthcare hubs, commercial districts
  • Social infrastructure — schools, hospitals, retail, quality of the immediate neighbourhood
  • Historical price trajectory — how the micro-market has actually performed over 5–10 years
  • Development density — is the area getting overbuilt, or is scarcity holding up?
03 · The buyer's ground truth

Price-to-Value

A great project at an inflated price is still a bad buy. This dimension asks whether the ₹/sqft matches what you're actually getting — and how it stacks up against comparable options in the same corridor.

  • Price vs micro-market benchmark — where this ₹/sqft sits against nearby comparable projects
  • Loading factor — how much of the super built-up you actually receive as carpet
  • Add-on transparency — what's bundled vs what's charged separately (parking, club, maintenance)
  • Current offers — genuine deals vs marketing inflation on inflated base prices
  • Fit-out standard — what specs are covered vs what you'll spend post-possession
04 · Risk & compliance

Construction & Compliance

Legal cleanliness and construction readiness. A project that's stuck without approvals or funding is a red flag we surface upfront — not one you discover after paying token money.

  • RERA status — active registration, promised vs revised timelines, complaint history
  • Approvals — land title clarity, sanctioned plan, environment/fire NOCs where applicable
  • Current construction stage — is progress matching the RERA-promised schedule?
  • Financial closure — is the project fully funded to completion, or dependent on new bookings?
  • Handover cushion — how much time buffer is built into the possession date

What each score band means

The number matters less than the band it falls into. Here's how we interpret them:

85 – 100
Standout

A rare confluence of strong developer, strong location, and honest pricing. Worth prioritising your site visits here.

70 – 84
Solid

A credible project with meaningful strengths. Some trade-offs worth understanding — we'll flag them honestly.

55 – 69
Consider Carefully

Real limitations exist — pricing, location, or delivery risk. Fine for specific budgets or use-cases, not a blanket recommendation.

Not Listed

If a project doesn't clear our floor, we don't list it — even if we could earn a commission. That's the whole point.

What the Sidus Score is not

Buyers should know exactly what a score means and doesn't mean.

  • Not a guarantee. It's a rigorous evaluation as of today. Markets shift, developers change, timelines slip. A high score means we've validated a project seriously, not that outcomes are risk-free.
  • Not a substitute for a site visit. Nothing replaces walking a project, meeting the developer's engineering team, and reading the sale deed. The score tells you where that effort is worth spending.
  • Not affected by commissions. The projects that pay us the highest commissions don't automatically get higher scores. We've walked away from listing projects that failed our evaluation despite strong commercial terms.
  • Not published methodology. The specific weights, cutoffs and benchmarks are our internal work product — built over 15 years, refined every quarter. Publishing them would let competitors reverse-engineer without doing the work.
