Why buy through Sidus, not a listings portal

A portal shows you everything. We show you only what clears our bar — and we're standing in Kolkata to prove it.

Verified shortlist only

Every project is evaluated on four dimensions and scored. We don't list what fails our floor — even for commission.

NRI questions, answered

The eight we're asked most. The detailed guides go deeper.

Can NRIs buy property in Kolkata?

Yes. NRIs can buy residential and commercial property in India under the RBI's general permission. Agricultural land, farmhouses and plantation property are the main exceptions. We'll walk you through eligibility for your specific situation and coordinate a lawyer to confirm the details before you commit.

Do I have to fly to Kolkata to complete the purchase?

No. Most of our NRI buyers complete registration through a Power of Attorney, so you never need to be physically present. Many still choose to visit during Durga Puja or the winter — and if you do, we'll arrange the site visits around your dates.

How do I pay for a property from abroad?

Payments are made through your Indian bank accounts (NRE, NRO or FCNR) via normal banking channels — not in foreign currency directly. Our coordinated CA will confirm the right structure for your case. See the home-loan and account guides for detail.

Can I get a home loan as an NRI?

Yes — Indian banks offer home loans to NRIs, repaid through your NRE/NRO account. Eligibility and documentation differ from a resident loan. Our NRI home-loan guide covers the options and paperwork.

How do you help me trust a project I can't visit?

Three ways: every project has cleared our four-dimension Sidus Score; we show you the live RERA record; and we film the actual unit and its surroundings ourselves — not a marketing video. For under-construction bookings, we send periodic construction-stage updates.

What are the taxes when I buy or sell?

There are stamp duty and registration charges on purchase, and specific TDS and capital-gains rules when an NRI sells or earns rent. Rates and thresholds change, so we don't quote figures here — our coordinated CA gives you exact, current numbers for your transaction.

Can I move my money back out after selling?

Yes, repatriation of sale proceeds is permitted subject to conditions and limits. The process runs through your NRO account with the right documentation. Our repatriation guide explains the steps, and a CA handles the filing.

What does Sidus charge me?

Nothing. We're a channel partner paid by the developer, so there's zero brokerage on your side — and no incentive for us to push a project that doesn't fit you.
