Unit sizes reported by listing sources range from roughly 7,000 sq.ft. for the smaller four- and six-bedroom configurations up to 12,500 sq.ft.-plus for the largest five- and seven-bedroom duplexes, each designed with floor-to-ceiling glazing framing uninterrupted views of the Kolkata skyline and, on the higher floors, the Hooghly beyond it.

Location is almost impossible to overstate. Chowringhee Road sits at the exact centre of the city's civic and cultural life — Esplanade at one end, Park Street minutes away, Victoria Memorial within walking distance, and the address itself surrounded by the city's most established luxury hotels, private clubs, and heritage institutions. Few residential developments anywhere in India combine this degree of central-city gravity with this level of built exclusivity — 26 homes on a plot this size, in a location this dense with history, is a genuinely rare commercial proposition, not a marketing phrase.
