This Forum Estates review covers what a buyer at ₹4 crore and above needs to check: both registrations, the price per square foot, the possession date, and what a villa costs beyond the listed price.
Forum Estates is Forum Projects’ low-rise villa precinct in New Town Action Area II, directly opposite Eco Park. Private G+2 and G+3 villas run from 2,680 to 9,171 sq ft, priced from ₹4.35 crore.
Below: the registrations, the price per square foot at each layout, who each villa suits, the possession date and what to settle in writing. This guide is written by an authorised channel partner, not the developer, so verify the key points yourself.
New Town has very few independent villas left. That scarcity is the case for Forum Estates, and the paperwork is how you protect it.
Two phases, two registrations
Facts from our project record:
| Item | Record |
|---|---|
| Phase I registration | WBRERA/P/NOR/2023/000675 |
| Phase II registration | WBRERA/P/NOR/2024/001617 |
| Status | Under construction |
| Listed possession | September 2027 (Phase I) |
| Developer | Forum Projects (Forum Group) |
Verify both registrations on the official West Bengal RERA portal before you pay anything.
The September 2027 date is for Phase I. If your villa is in Phase II, ask for that phase’s registered completion date in writing, and the date that will be written into your agreement for sale.
A villa, not a flat in a tower
Each home is a standalone villa of two or three floors above ground, with its own garden and landscaped terraces.
Every villa has a private roof deck, which a high-rise apartment cannot give you.
About 70% of the villa precinct is kept as open, landscaped space.
The villa precinct of roughly 59 to 65 acres sits inside Forum’s larger 232-acre New Town masterplan.
About ₹16,200 per sq ft at entry size
Listed prices on the project page. The ₹/sq ft is worked out on the smallest size in each range, since that is where an “onwards” price usually applies:
| Villa | Size | Listed price | Approx. ₹/sq ft |
|---|---|---|---|
| 4 BHK, G+2 | 2,680–2,960 sq ft | ₹4.35 Cr onwards | ~₹16,200 |
| 5 BHK, G+2 | 3,348–4,036 sq ft | ₹5.44 Cr onwards | ~₹16,200 |
| 5 / 6 BHK, G+3 | Up to ~6,500 sq ft | On request | — |
| 8 BHK, G+3 | Up to 9,171 sq ft | On request | — |
Ask which area the price is based on (built-up or super built-up) and whether the land share is included. That decides the real rate.
Who each villa suits
A family moving up from a large apartment that wants a garden and a roof of its own, at the lowest entry price in the project.
Families with parents living in, or who need a guest floor and a home office.
Joint families who want separate floors for each generation under one roof.
The largest format, up to 9,171 sq ft, for buyers who would otherwise build their own house.
All villas carry a 10% booking amount.
A clubhouse for a low-rise community
The project page lists a clubhouse, swimming pool, gymnasium, banquet hall, library, indoor games, yoga and meditation area, children’s play area, car parking, power backup, CCTV and 24×7 security.
For a villa community, ask when the clubhouse will be ready relative to your villa, and who maintains roads, the boundary and security after handover.
Opposite Eco Park, on New Town’s main roads
Forum Estates is in New Town Action Area II, directly opposite Eco Park, the largest green space in New Town. It is a quieter, greenery-led pocket rather than one of New Town’s busy commercial stretches.
By road it connects to Biswa Bangla Sarani and the Major Arterial Road, which lead to Salt Lake, Sector V and the airport. Rabindra Tirtha, on the New Town to Airport metro corridor, is the nearest metro station.

Six things to settle in writing
- Your phase and its registration. Whether your villa is in Phase I or Phase II, and that phase’s registered completion date.
- The area basis. Whether the price is on built-up or super built-up area, and the plot area your villa sits on.
- Land title. Whether you get an undivided share of the land or a demarcated plot, and how it is written in the deed.
- The full cost sheet. GST, club, parking, maintenance deposit and any preferential location charge, itemised.
- Specifications. Flooring, fittings, lift provision for G+3 villas, and what you are allowed to change later.
- Delay compensation. The clause and the rate written into your agreement for sale.

What to weigh
