Introducing Drishti: The Free Real Estate Survey Tool for Developers

Most developers collect buyer feedback the same way: a Google Form on WhatsApp, a spreadsheet of answers, and a lot of guessing about what the numbers mean. Today we are opening a better answer to every developer, in any city: Drishti, a free real estate survey tool from Sidus Realty. It turns one survey link into a clear picture of buyer budgets, preferred configurations, timelines and concerns, then compares that picture with the wider market.

This guide explains why we built Drishti, what it shows you, and how to run your first survey, step by step.

Drishti in short

  • What it is: a free real estate survey and market intelligence tool from Sidus Realty.
  • Who it is for: developers, real estate consultants and project teams, in any city and currency.
  • What it does: builds a buyer and broker survey in minutes, gives you one shareable link, and shows how your results compare with the market.
  • How to start: open app.sidusrealty.in/survey and create a free account. No approval wait.

What is Drishti?

Drishti is a free real estate survey and market intelligence tool from Sidus Realty. A developer creates a survey by ticking ready-made real estate questions, shares one link, and collects answers from buyers, investors, brokers and the public. Drishti then shows the results as clear charts and compares them with market benchmarks for the same city.

Why the name Drishti?

Drishti is the Sanskrit word for vision, the ability to see clearly. A launch goes better when you see your buyers clearly before you commit to a price, a unit mix or a payment plan. It is also a sister product to Dhruva, our free property portfolio app: Dhruva is for owners, Drishti is for developers.

Why developers need better survey data

A launch is a large bet. Pricing, unit mix, amenities and payment plans are often fixed months before a single buyer walks into the sales office. In our years of working with buyers in Kolkata, we keep seeing the same four problems with survey data.

  1. Generic forms give generic answers. A blank form builder does not know which questions matter in real estate, or how to bucket budgets for a given city.
  2. Results have no context. If 40% of respondents say 2 BHK, is that high or low for the area? A spreadsheet cannot tell you.
  3. Buyers and brokers get mixed together. A broker answering for an imaginary customer is not the same as a buyer answering for themselves.
  4. Respondents get nothing back. People drop off because there is no reason to finish and nothing to make them share the link.

Drishti handles all four in one place, in plain language, on the phone you already carry.

How to run a survey on Drishti, step by step

1Create your free account

Open app.sidusrealty.in/survey, tap Sign up and enter your company name, your name, your city and your mobile number. Choose whether you are a developer, a consultant or something else. Your account is active immediately.

2Build your survey by ticking questions

Tap + New Survey. Give it a title, pick the country, city and optional locality, then tick the questions you want. The library covers what developers ask most:

  • Budget for a home in the area
  • Preferred configuration (BHK, bedrooms, villa, plot, commercial)
  • Purpose of purchase: self use, investment, rental income, second home
  • Timeline to buy, payment plan and possession preference
  • Must-have amenities and the biggest worry before buying
  • How buyers view current prices

Budget bands, currency symbols and area units follow the country you choose, so a Dubai survey talks in AED and a Kolkata survey talks in lakhs and crores. You can also add your own questions in any language.

Tip: keep the survey to six to eight questions. It takes about two minutes, and shorter surveys get more complete answers.

3Share one link with everyone

You get a single link that works for buyers, investors, the public and brokers. Respondents say who they are at the start, so every answer is tagged correctly. Post the link on WhatsApp, your project page, social media, or send it to your existing enquiry list.

4Respondents get a proper thank-you

Response rate decides whether a survey is useful, so the respondent side is built with care. People see a progress bar, a form that works well on a phone, and a thank-you page that explains what happens next.

If you switch it on, they also see how others answered, with their own choices marked You, plus one-tap WhatsApp sharing. In our experience, showing results back makes people more willing to finish and more likely to forward the link, which means more responses for you.

5Read the results and the gaps

Your results page shows every answer as a clear chart, plus a broker versus buyer comparison. If brokers believe your area wants 3 BHK homes but buyers keep choosing 2 BHK, you see that gap straight away. You can also export all responses to a CSV file for your own analysis.

The market intelligence behind it

This is where Drishti goes beyond a form builder. A survey tells you what your respondents think. Market intelligence tells you how that compares with everyone else looking in the same city.

For Kolkata, Drishti uses anonymised buyer-enquiry patterns from Sidus Realty’s own operations. For a chosen city or locality it shows:

  • The buyer budget profile, as rounded shares across budget bands.
  • The core budget window, the range where the middle half of buyers sit.
  • The most requested configuration.
  • A demand momentum label showing whether interest is rising, steady or cooling over the last 30 days.

Built to protect data

Drishti shows rounded percentages and ranges. It never shows exact enquiry counts, lead sources, individual project names or contact details. It is designed to guide decisions without exposing the data of any one company.

Drishti Pulse: cities where Sidus is not present

Sidus Realty operates in Kolkata, so our own enquiry data covers Kolkata. But a developer in Pune, Dubai, Manchester or Toronto should not be left out. For every other city, Drishti uses Drishti Pulse, an anonymised benchmark built by pooling survey responses from the platform.

To keep Pulse reliable and private, a city’s benchmark is shown only when both conditions are met:

  • at least 3 different companies have run surveys there, and
  • at least 50 buyer or investor responses have been collected.

Until then, you see a progress indicator showing how close your city is. The more developers use Drishti in a city, the better the benchmark becomes for everyone there. The first company in a new city gets the survey tool straight away, and the benchmark appears once the city reaches a useful sample.

Launch Fit Check

Enter your planned average ticket size and, if you like, a configuration. Drishti tells you what share of buyers in that city can afford it, how many ask for that configuration, and whether the ticket looks like a strong, moderate or weak fit.

Launch Fit Check: a quick read on whether your price matches buyer budgets. Sample data.

It does not replace a full feasibility study, and we would not price a project on one number. But it is a fast, honest sanity check, and far cheaper to find out that a ticket sits above the core budget band before the brochure is printed.

Who is Drishti for?

The launching developer

Validate pricing, unit mix and amenities with real buyer input before you finalise the plan.

The developer entering a new city

Start collecting local demand data on day one, before you open an office.

The consultant or agency

Run a professional, standard survey for each client and compare projects with the city benchmark.

Marketing teams use it too, to decide which concern or feature to lead with in campaigns. Brokers and channel partners can run surveys on their own client base and see their own results, though market intelligence is kept for developers and consultants.

Drishti vs a plain form builder

What you need Plain form builder Drishti
Real estate questions You write every question Ready library, ticked in seconds
Budget bands and currency You set them by hand Auto-set for the country you pick
Buyers vs brokers Mixed in one sheet Separated, with a gap view
Market comparison None Sidus data or Drishti Pulse
Price sanity check None Launch Fit Check
Respondent experience Plain “submitted” message Thank-you page with live results and sharing
Cost Free Free at launch

Plain form builders such as Google Forms are good general tools. This table compares them only on real estate research needs.

Privacy and data protection

Real estate surveys involve phone numbers and money, so we treat privacy as a design requirement.

  • Your responses belong to you. Only your account sees your survey results.
  • Respondents opt in. A contact number is requested with a clear consent statement, and respondent details are never passed to the survey owner.
  • Market data is anonymised and rounded. No exact counts, no named projects, no individual contacts.
  • Fair-use limits and an audit log on market lookups stop anyone from mining the data.
  • Brokers and channel partners can run surveys but do not see market intelligence.

Frequently asked questions

Is Drishti really free?

Yes. Creating an account, building surveys, collecting responses and viewing market intelligence are free at launch. Some advanced features may become paid later, and existing users will be told in advance.

Can developers outside Kolkata or India use Drishti?

Yes. Drishti supports India, the UAE, the UK, the US, Canada, Australia, Singapore and Saudi Arabia, with local currencies, budget bands and area units. In cities where Sidus Realty is not present, you see Drishti Pulse instead of Sidus enquiry data.

Will other developers or brokers see my survey data?

No. Your responses are visible only to you. Market intelligence shows rounded shares and ranges, never raw lead data, project names or individual contacts.

Can brokers use Drishti?

Brokers and channel partners can create surveys and see their own results. Market intelligence is for developers and consultants.

Who can answer my survey?

Anyone with your link: buyers, investors, the public and brokers. Each respondent says who they are, so you can compare groups.

Do I need technical skills?

No. If you can tick boxes and share a WhatsApp link, you can run a Drishti survey.

Can I add my own questions, in another language?

Yes. Add custom questions and an intro message in any language alongside the ready-made library. Right-to-left languages such as Arabic display correctly. The buttons and menus are in English for now.

Does Drishti replace a professional feasibility study?

No. It is a fast, low-cost way to hear from buyers and check your assumptions. For large commitments, use it alongside formal market research and professional advice.
