Introducing Dhruva: The Free Property Portfolio App & Rent Tracker for Kolkata Owners

If you own more than one property in Kolkata, where do you keep track of it all? In a diary? A spreadsheet? A WhatsApp chat with your tenant? Today we are launching a better answer: Dhruva, a free property portfolio app and rent tracker from Sidus Realty, built for Kolkata property owners and now open to all our clients.

This property portfolio app puts every flat, shop, office and plot you own on one phone screen. It shows what your portfolio is worth, who has paid rent, what you have spent, and what similar properties in your area cost. This guide explains why we built it, what the Kolkata numbers behind it look like in 2026, and exactly how to use every feature, step by step.

Dhruva in short

  • What it is: a free property portfolio and rent tracker app from Sidus Realty.
  • Who it is for: anyone who owns flats, shops, offices or plots in Kolkata. Free for Sidus Realty clients.
  • What it does: tracks value, rent, expenses and tenant rent receipts, shows a local price guide and expected rent, and scores your portfolio from 0 to 100.
  • How to start: open app.sidusrealty.in/portfolio on your phone and add it to your home screen. No app store needed.

What is Dhruva, the free property portfolio app?

Dhruva is a free property portfolio and rent tracker app from Sidus Realty. You add the flats, shops, offices and plots you own. Dhruva then shows your total property value, rent due, expenses, loans and a local price guide, all on one mobile screen. It works in any phone browser and installs on your home screen like a normal app.

Why the name Dhruva?

Dhruva is the Pole Star, the one star that stays fixed while the rest of the sky turns. Travellers and sailors have used it for centuries to know where they stand. Your property deserves the same: one fixed point that tells you where you stand, whatever the market does. It also sits close to our own name, because sidus is Latin for star.

Why we built Dhruva (and why now)

Since 2013, Sidus Realty has helped Kolkata families buy property. But buying is only the first step. Owning is the long game, and it is where many owners are left with scattered paperwork and guesswork. These are the seven problems we wanted Dhruva to solve.

  1. Details live in five places. The agreement is in a folder, rent is in a bank SMS, expenses are in a diary and the tenant’s number is in WhatsApp.
  2. “Has he paid this month?” Without a ledger, you scroll through bank statements or ask the tenant.
  3. Receipt season. Salaried tenants need rent receipts to claim HRA, and the requests often arrive all at once early in the year.
  4. Nobody knows the real value. Portal prices jump around, and a single listing tells you very little.
  5. Hidden costs. Property tax, society charges and repairs quietly eat into rent. Few owners know their real return.
  6. Empty months. A vacant flat costs a full month’s rent every time, and a lease that ends without a reminder is an easy one to lose.
  7. The family does not know. Your spouse and children should know what exists and where. Our estate and succession planning guide covers the legal side.

Dhruva handles these jobs in one place, in plain language, on the phone you already carry.

The Kolkata numbers behind Dhruva

A property portfolio app is only as useful as the numbers behind it. So before building anything, we studied Kolkata prices and rents. Here is what we found, and what it means for owners.

How we built the price guide

Locality “averages” on property portals mix 40-year-old walk-ups with brand-new towers, so a single average can mislead. Dhruva does not pretend to give you one exact price. Instead, the price guide uses Sidus Realty’s own locality data, last updated on 30 September 2026. For each locality we set a typical range for ready and under-construction apartments, plus a rental yield that reflects how that micro-market actually rents. New ultra-premium buildings fall above the range, and older buildings below.

For example, our September 2026 range for New Town is ₹6,500 to ₹8,500 per sq ft, and for Rajarhat ₹6,000 to ₹8,000. Premium South Kolkata sits in a different league: ₹20,000 to ₹30,000 in Alipore and ₹15,000 to ₹30,000 in Ballygunge. The Dhruva price guide covers all of them.

Want to go deeper on one area? See our locality guides for New Town, Rajarhat, Kasba and Sodepur.

Kolkata rental yield: the 3% to 3.5% rule

Kolkata rents are modest compared with property prices. Across our locality data, a flat typically earns a gross rental yield of about 3% to 3.5% of its value per year. Premium localities such as Alipore, Ballygunge, New Alipore and Salt Lake sit at the low end (3.00%), while outer areas such as Behala, Joka and Barasat sit at the high end (3.50%). In simple terms:

Monthly rent = Property value × 3% to 3.5% ÷ 12

A worked example. Take a 1,450 sq ft 3 BHK in New Town at ₹7,500 per sq ft. Its value is about ₹1.09 crore. At 3% to 3.5%, a fair monthly rent is ₹27,188 to ₹31,719. Our New Town data uses a 3.25% yield, which gives about ₹29,453 a month for this flat, inside that range. That is why Dhruva shows you a range, and compares it with the rent you actually receive.

Offices and shops earn more, with more moving parts

Commercial property works differently. In Sidus Realty’s data, office rents in Salt Lake Sector V are about ₹59 per sq ft per month, and in New Town CBD / Rajarhat about ₹54.5. A 1,100 sq ft office in Sector V at ₹59 earns about ₹64,900 a month.

Commercial yields are usually higher than residential: roughly 7% to 8% for the two office hubs in our data. But vacancies can last longer, and leases carry extra terms such as lock-in periods, maintenance charges and GST. Dhruva lets you record all of these for shops and offices.

Micro-market Type Typical value per sq ft Rent per sq ft per month
Salt Lake Sector V Office hub ₹8,850 to ₹10,100 ₹59
New Town CBD / Rajarhat Office hub ₹8,200 to ₹9,300 ₹54.5
Ballygunge Commercial ₹18,000 to ₹22,000 ₹100
EM Bypass Commercial ₹15,000 to ₹18,000 ₹100
Park Street High-street retail, ground floor Not available ₹190 to ₹250 (asking)

Sidus Realty data, last updated 30 September 2026. Park Street figures are asking rents for ground-floor high-street retail and are indicative only.

What this means for you

  • An empty month is expensive. On a rent of ₹27,188, one vacant month wipes out 8.3% of a year’s rent. Lease-end alerts exist for this reason.
  • Price growth and rent growth are different things. A flat can gain in value while rent barely moves. Dhruva shows gain and yield separately so you can see both.
  • Costs decide your real return. Add property tax, society charges and repairs, and your net yield can fall below 3%. Our KMC property tax guide explains one of the biggest yearly costs.
  • The locality matters more than the size. Two flats of the same size can differ by a factor of three. Know your micro-market.

How to use the Dhruva property portfolio app, step by step

Here is every part of Dhruva in the order you will use it. Each step takes about a minute.

Dhruva login screen and install prompt

1Get your login and install Dhruva

Booked through Sidus? We send your login on WhatsApp, and the property you booked is already added. New to Dhruva? Open app.sidusrealty.in/portfolio, tap Create account and use your mobile number.

Install it: on Android, tap the install banner (or open the Chrome menu and choose Install app). On iPhone, open the link in Safari, tap the Share button, then Add to Home Screen. Dhruva now opens full screen, like any other app.

Dhruva add property formDhruva property list of flats, shops, offices and plots

2Add your first property

Tap Properties, then Add property. Choose Residential, Commercial or Land & Plot, then pick the type: apartment, villa, shop, office, warehouse, plot and more. Fill in the name, locality, area and what you paid. Skip anything you do not know.

Tip: choose the locality from the suggestions, because that unlocks the local price guide. There is no limit on how many properties you can add.

Dhruva dashboard showing portfolio value

3Read your dashboard

The home screen shows your portfolio value, how much you have gained, what you invested and your equity after loans. Four tiles show properties, monthly rent, net cash flow and expenses. Tap any tile to open the details.

Below that, a Needs attention list warns you about late rent, leases ending soon and reminders you have set.

Dhruva rent tracker and ledger

4Track rent without chasing anyone

Open a property, go to Rent and add your tenant once: name, rent, deposit and lease dates. From then on, the Rent tab shows the month at a glance. Green means paid, amber means due soon and red means late.

When money arrives, tap Mark paid. If it is late, tap Remind and WhatsApp opens with a polite message ready to send (add your tenant’s phone number to use this). Every month is kept in a ledger.

Dhruva rent receipt screen

5Send a rent receipt for HRA in one tap

Next to every paid month is a receipt icon. Tap it and Dhruva writes a clean rent receipt with the tenant’s name, the month, the amount in figures and in words, and the property. Send it to the tenant on WhatsApp or copy it.

Tenants use these receipts to claim HRA. If the yearly rent crosses ₹1 lakh, they also need your PAN, so add it before you send. See our checklist below for the rules.

Dhruva expenses screen

6Record expenses and see your real cash flow

Add maintenance, property tax, society charges, repairs and insurance as they happen. Dhruva totals them by category and by property, then works out your net cash flow: rent coming in, minus loan EMIs, minus running costs.

This is the number most owners have never seen. It tells you what your property truly earns.

Dhruva market tab with price guide

7Use the price guide and expected rent

Open any property and tap Market. Dhruva compares what you paid and what you think it is worth with your locality’s typical range, and shows an indicative market value.

It also shows the expected rent, using the 3% to 3.5% rule for homes. If your rent is below the usual range, Dhruva lets you know. For shops and offices, it uses market rents and a higher yield band.

Dhruva Score of 92 out of 100

8Check your Dhruva Score

The Dhruva Score is a health check for your whole portfolio, from 0 to 100. It looks at six things: rent collection, occupancy, yield against typical Kolkata rents, loans, how your money is spread, and how complete your records are.

Below the score are your next best moves, such as “collect this overdue rent” or “this flat is empty”. Scores of 80 and above are Pole star, 60 to 79 Bright star, 40 to 59 Rising star, and below 40 First spark.

Dhruva notifications screen

9Hear about new launches first

Tap the bell to see messages from Sidus: new project launches, updates and offers. Tap Turn on notifications and you will also get a phone alert. On an iPhone, notifications work once Dhruva is on your home screen.

See something you like? Tap I’m interested and our team will call you. There is no brokerage for you to pay.

Dhruva invite family and friends screen

10Invite your family and friends

Tap the gift icon at the top of the screen to share Dhruva on WhatsApp, SMS or email, or show a QR code to someone sitting next to you. Each person gets their own private account, so nothing of yours is shared.

It is a good habit to bring parents, a spouse or a sibling into the habit of knowing what the family owns.

Dhruva Sidus tab with call and WhatsApp buttons

11Talk to Sidus whenever you need

The Sidus tab has call and WhatsApp buttons, and four one-tap requests: sell a property, find a tenant, buy another or request a call. Each request goes straight to our team, and we get back to you.

You can also ask Sidus for a free expert valuation from any property’s Market tab.

Who is Dhruva for?

The first-time owner

One flat, one tenant. See its value, never miss rent, send receipts in a tap.

The multi-property investor

Flats, shops and plots in one portfolio, with yield, vacancy and a health score.

The commercial landlord

Record lock-in, maintenance charges and GST for shops and offices, and compare with market rents.

The family

Every member gets their own private account, so parents and children can follow what the family owns.

The owner who lives elsewhere

Follow rent and expenses from another city or country. Sign-up uses a 10-digit mobile number, and Dhruva needs an internet connection.

The plot or land owner

Record your plots, set an asking price and ask Sidus to sell. Dhruva does not guess plot values, because every street is different.

Dhruva vs spreadsheets and other rent apps

There is no single best tool for everyone. Here is an honest comparison of the three ways owners usually keep track.

What you need Spreadsheet or notes Rent-collection and PG apps Dhruva
One view of flats, shops and plots If you build it Often built for PGs and hostels Yes
Portfolio value and gain Manual Rarely Automatic
Kolkata price guide and expected rent No No Yes
Rent tracker and ledger Manual Yes Yes
Rent receipts with amount in words Manual Usually Yes
Collect rent online from tenants No Often No, tracking only
Tenant app and complaints No Sometimes No
Portfolio health score and tips No No Yes
New-launch alerts and advisor access No No Yes, from Sidus
Cost Free Often a subscription Free for Sidus clients

Our honest advice: if you run a PG or hostel and want tenants to pay rent online through an app, a dedicated PG-management tool may suit you better. Dhruva is a property portfolio app for owners who want a clear picture of everything they own, with a local price guide and an advisor on call. It is not a full property management app for landlords with tenant payments.

Your privacy

  • Only you and authorised Sidus Realty staff can see your portfolio.
  • You enter the data yourself. Dhruva does not connect to your bank account or collect rent.
  • Every family member has a separate login. Nothing is shared unless you share it.
  • You can sign out any time. Signing out also stops phone alerts on a shared device. If you want your account deactivated, tell us and we will do it.

A Kolkata landlord’s checklist

Whether or not you use Dhruva, every Kolkata landlord should have these ten things in order. Rules change, so confirm anything legal or tax-related with your advocate or chartered accountant.

  1. A written rent agreement. Leases longer than 11 months generally need to be registered and stamped, which is why many owners use 11-month agreements. Ask your advocate which suits you.
  2. Tenant verification. Collect KYC documents and complete police verification as required locally.
  3. A security deposit record. Note the amount, the date and the refund terms. Dhruva has a deposit field on every tenancy.
  4. Monthly rent receipts. Your tenant may need them (see the HRA box below).
  5. Your PAN, ready to share. Tenants claiming HRA need it once their yearly rent crosses ₹1 lakh.
  6. Property tax up to date. Keep every payment receipt. Read our KMC property tax guide.
  7. Society and maintenance dues. Track them so they do not pile up. Log them as expenses in Dhruva.
  8. Insurance renewal. Set a reminder in Dhruva so the policy never lapses.
  9. A lease-end diary. Start looking for a new tenant 60 days before the lease ends. Dhruva warns you 60 days ahead.
  10. A nominee and a Will. Make sure your family knows what you own. See our estate and succession planning guide.

HRA and rent receipts: what tenants need

  • Employees generally need rent receipts to claim HRA, unless monthly rent is ₹3,000 or less.
  • If annual rent exceeds ₹1 lakh, the landlord’s PAN is required.
  • HRA exemption is available only under the old tax regime.
  • From 1 April 2026, the employer form (Form 124) also asks employees to disclose their relationship with the landlord.

Based on current guidance, for example Kotak Mahindra Bank’s HRA guide. Confirm with your CA.

Commercial landlords: rent on shops and offices may attract GST depending on your turnover and registration. Dhruva has a “GST applicable” flag on commercial leases as a reminder, and your CA can confirm what applies to you.

Buying more property? Before you pay a booking amount, check that the project is registered with WBRERA. You can look up registered projects on The BX, our West Bengal project data platform.

Frequently asked questions

What is Dhruva?

Dhruva is a free property portfolio and rent tracker app from Sidus Realty. You add the flats, shops, offices and plots you own in Kolkata, and it shows your portfolio value, rent, expenses, a local price guide, expected rent and a health score from 0 to 100.

Is Dhruva really free?

Yes. Dhruva is free for Sidus Realty clients. There is no subscription, and no brokerage for you to pay if you enquire about a new launch through the app.

Do I need to download Dhruva from the Play Store or App Store?

No. Dhruva runs in your phone browser. Open app.sidusrealty.in/portfolio, then add it to your home screen. On Android, tap the install banner. On iPhone, open the link in Safari, tap Share, then Add to Home Screen.

How many properties can I add?

There is no limit. Add every flat, shop, office, warehouse, villa and plot you own.

How does Dhruva estimate the rent my property should earn?

For homes, Dhruva uses the 3% to 3.5% rule: monthly rent = property value × 3% to 3.5% ÷ 12. For shops and offices, it uses market rents and a higher yield band. It then compares the result with the rent you actually receive.

How accurate is the price guide?

The price guide is indicative. Each locality range comes from Sidus Realty’s own locality data, updated regularly, and reflects asking prices, not registered sale values. It is not a formal valuation. For a free expert opinion on a specific property, use the Market tab to ask Sidus.

Can Dhruva collect rent from my tenants online?

No. Dhruva is for tracking only. It records what has been paid, shows what is due and helps you send reminders and receipts, but it does not handle tenant payments.

Can I send rent receipts for HRA?

Yes. Tap the receipt icon next to any paid month and Dhruva creates a rent receipt with the tenant’s name, month, amount in figures and words, and the property. If annual rent crosses ₹1 lakh, the tenant also needs your PAN, so add it before sending.

What is the Dhruva Score?

It is a health check for your whole portfolio, from 0 to 100. It looks at rent collection, occupancy, yield against typical Kolkata rents, loans, how your money is spread and how complete your records are. 80 and above is Pole star, 60 to 79 Bright star, 40 to 59 Rising star, and below 40 First spark.

Who can see my properties and rent details?

Only you and authorised Sidus Realty staff. Every family member has a separate login, and nothing is shared unless you share it.

I booked a property through Sidus. How do I get my login?

We send your login on WhatsApp, and the property you booked is already added to your account. If you have not received it, call or WhatsApp us on +91 82402 22529.

How do I get alerts about new project launches?

Tap the bell in Dhruva to see messages from Sidus, then tap Turn on notifications for phone alerts. On an iPhone, notifications work once Dhruva is added to your home screen.
