Kolkata property prices span an eight-fold range. In Sidus Realty’s Q3 2026 data, locality mid-points run from ₹3,100 per sq ft in Barasat to ₹25,000 in Alipore, while gross rental yields barely move, from 3.00% to 3.50%. This report sets out what that means for buyers, investors and owners across 30 residential price bands and five commercial benchmarks, using Sidus Realty’s own locality data as of 30 September 2026.

Key findings: Kolkata real estate in Q3 2026
- Location sets the price, not the city. The costliest locality mid-point (Alipore, ₹25,000) is 8.1 times the cheapest (Barasat, ₹3,100). The median band sits at ₹6,875.
- Premium South Kolkata is a market of its own. Alipore, Ballygunge, Park Street and the premium projects on EM Bypass form the ultra-premium tier, with mid-points of ₹17,000 to ₹25,000 per sq ft.
- Yield does not rise with price. The ultra-premium tier averages 3.06% gross yield, the value tier 3.50%. Buyers in premium localities are paying for capital appreciation and lifestyle, not rental income.
- Rent compresses less than price. From the cheapest to the costliest band, price per sq ft rises 8.1 times but rent per sq ft rises 6.9 times.
- Your budget goes eight times further at the edges. ₹1.4 crore buys about 560 sq ft in Alipore and about 4,516 sq ft in Barasat.
- Some ranges are very wide. In Ballygunge and Howrah the top of the range is double the bottom, which makes project-level comparison essential.
- Offices out-yield homes by more than four percentage points. The two office hubs sit at 7% to 8%, against 3.00% to 3.25% for homes in Salt Lake and New Town.
Kolkata property prices by locality, Q3 2026
The chart and table below show the typical price range per sq ft for ready and under-construction apartments in each of 30 price bands, grouped into five corridors. Where a locality contains very different micro-markets, we report separate bands. EM Bypass, for example, appears twice: once for premium projects and once for the Kalikapur to Mukundapur stretch.

The four price tiers of Kolkata property
To make a 30-band market easier to read, we group localities into four tiers by mid-point price per sq ft. Premium localities cluster tightly, mid-market localities form the largest group, and the value tier covers most of the outer suburbs.
| Tier | Mid-point per sq ft | Price bands | Localities |
|---|---|---|---|
| Ultra-premium | ₹15,000 and above | 4 | Alipore, Ballygunge, EM Bypass (premium projects), Park Street |
| Premium | ₹9,000 to ₹14,999 | 6 | Ruby / Anandapur, New Alipore, Bhowanipore, Kalighat / Rashbehari, Salt Lake, Tollygunge |
| Mid-market | ₹5,500 to ₹8,999 | 11 | Beleghata / Entally / Tangra, New Town, Howrah, Dhakuria, Rajarhat, Lake Town, Jadavpur, Santoshpur, Kasba, EM Bypass (Kalikapur to Mukundapur), Joka |
| Value | Below ₹5,500 | 9 | Narendrapur, Garia (incl. New Garia), Dum Dum, Behala, Rajpur Sonarpur, Baguiati / Kestopur, Barrackpore, Madhyamgram, Barasat |
The mid-market tier is the largest, with 11 price bands including New Town, Rajarhat, Lake Town, Kasba, Dhakuria and Jadavpur. 7 bands have a mid-point below ₹5,000 per sq ft, while 9 are at ₹10,000 or above. For a deeper look at individual areas, see our locality guides for New Town, Rajarhat, Kasba and Alipore.
Kolkata property prices by corridor
Grouping localities into corridors shows where the market is concentrated. Premium South and Central Kolkata averages ₹16,667 per sq ft, roughly 2.8 times East and North Kolkata (₹5,910) and 2.7 times South Kolkata (₹6,139).
Average price mid-point per sq ft by corridor, Q3 2026

| Corridor | Price bands | Lowest mid-point | Highest mid-point | Average mid-point | Average yield | Average rent per sq ft |
|---|---|---|---|---|---|---|
| East and North Kolkata | 10 | ₹3,100 | ₹10,250 | ₹5,910 | 3.35% | ₹16.2 |
| EM Bypass Belt | 4 | ₹6,250 | ₹18,500 | ₹10,875 | 3.25% | ₹29.4 |
| Premium South and Central Kolkata | 6 | ₹11,500 | ₹25,000 | ₹16,667 | 3.00% | ₹41.7 |
| South Kolkata | 9 | ₹4,400 | ₹9,500 | ₹6,139 | 3.39% | ₹17.2 |
| Howrah | 1 | ₹7,500 | ₹7,500 | ₹7,500 | 3.50% | ₹21.9 |
Averages are unweighted means of locality mid-points and are not transaction-weighted. The EM Bypass Belt average is lifted by the premium-projects band (₹12,000 to ₹25,000) and Ruby / Anandapur; the stretch from Kalikapur to Mukundapur and Kasba sit at ₹6,250.
The corridors also differ in how mixed they are. East and North Kolkata contains both Salt Lake (mid-point ₹10,250) and Barasat (₹3,100). The EM Bypass Belt contains bands from ₹6,250 to ₹18,500. Premium South and Central Kolkata is the only corridor where every band is at ₹11,500 or above.
Rental yield in Kolkata: what the data shows
Gross rental yield is the annual rent as a percentage of property value. In Sidus Realty’s data, every residential band falls between 3.00% and 3.50%, with a simple average of 3.28%. The pattern is consistent: the more expensive the locality, the lower the yield.
| Tier | Average gross yield | Years of rent to equal price | Average rent per sq ft per month | Yearly rent on a ₹1 Cr property |
|---|---|---|---|---|
| Ultra-premium | 3.06% | 32.7 years | ₹52.8 | ₹3.1 L |
| Premium | 3.08% | 32.4 years | ₹29.0 | ₹3.1 L |
| Mid-market | 3.30% | 30.3 years | ₹19.1 | ₹3.3 L |
| Value | 3.50% | 28.6 years | ₹12.4 | ₹3.5 L |
Yield falls as price rises
The ultra-premium tier averages 3.06% and the value tier 3.50%. In plain terms, ₹1 crore of property in the ultra-premium tier earns about ₹3.1 lakh a year in gross rent, against about ₹3.5 lakh in the value tier. Put differently, it takes about 33 years of gross rent to equal the price of an ultra-premium flat and about 29 years in the value tier.
Rent rises more slowly than price
Price per sq ft rises 8.1 times from Barasat to Alipore, but rent per sq ft rises only 6.9 times, from ₹9 to ₹62.5 per month. A 1,000 sq ft flat costs about ₹31 lakh in Barasat and about ₹2.5 crore in Alipore, but the expected monthly rent is ₹9,000 against ₹62,500. That gap is why premium buyers should evaluate a purchase on long-term value and use, and why yield-led investors tend to look at mid-market and outer corridors.
Gross is not net
These yields are gross. Property tax, society charges, repairs and vacant months all reduce what an owner actually keeps. On any rent, a single vacant month wipes out 8.3% of the year’s rent. Our KMC property tax guide covers one of the largest recurring costs, and the free Dhruva property portfolio app uses this dataset to show owners their expected rent against what they actually receive.
What ₹1.4 crore and ₹10 crore buy in Kolkata
Price per sq ft only becomes tangible when converted into space. At mid-point prices, a ₹1.4 crore budget buys about 560 sq ft in Alipore, about 1,867 sq ft in New Town and about 4,516 sq ft in Barasat. Between the two ends of the market, the same money buys about eight times more space.

The ₹10 crore view: premium and ultra-premium Kolkata
For buyers at the top of the market, the useful question is how much area ₹10 crore secures in each premium locality, and how much that depends on where a project falls in its range. In Ballygunge, ₹10 crore buys about 4,444 sq ft at the mid-point, but about 3,333 sq ft at the top of the range and 6,667 sq ft at the bottom.
| Locality | Mid-point per sq ft | ₹10 Cr buys at mid-point | At the bottom of the range | At the top of the range |
|---|---|---|---|---|
| Alipore | ₹25,000 | 4,000 sq ft | 5,000 sq ft | 3,333 sq ft |
| Ballygunge | ₹22,500 | 4,444 sq ft | 6,667 sq ft | 3,333 sq ft |
| EM Bypass (premium projects) | ₹18,500 | 5,405 sq ft | 8,333 sq ft | 4,000 sq ft |
| Park Street | ₹17,000 | 5,882 sq ft | 7,143 sq ft | 5,000 sq ft |
| Ruby / Anandapur | ₹12,500 | 8,000 sq ft | 10,000 sq ft | 6,667 sq ft |
| New Alipore | ₹12,500 | 8,000 sq ft | 10,000 sq ft | 6,667 sq ft |
| Bhowanipore | ₹11,500 | 8,696 sq ft | 11,111 sq ft | 7,143 sq ft |
| Kalighat / Rashbehari | ₹11,500 | 8,696 sq ft | 11,111 sq ft | 7,143 sq ft |
| Salt Lake | ₹10,250 | 9,756 sq ft | 11,765 sq ft | 8,333 sq ft |
| Tollygunge | ₹9,500 | 10,526 sq ft | 12,500 sq ft | 9,091 sq ft |
Area = ₹10 crore ÷ price per sq ft, rounded. Excludes registration, stamp duty, GST and other costs.
Why price ranges matter: dispersion within a locality
A locality’s range tells you how different two projects in the same area can be. We measure this as the width of the range relative to the mid-point. A narrow range means pricing is consistent, so a buyer can lean on the locality average. A wide range means pricing depends heavily on the project, its age, its specification and its exact micro-location.
| Widest ranges | Price per sq ft | Range as % of mid-point |
|---|---|---|
| EM Bypass (premium projects) | ₹12,000 to ₹25,000 | 70% |
| Ballygunge | ₹15,000 to ₹30,000 | 67% |
| Howrah | ₹5,000 to ₹10,000 | 67% |
| Beleghata / Entally / Tangra | ₹6,500 to ₹10,500 | 47% |
| Bhowanipore | ₹9,000 to ₹14,000 | 43% |
| Kalighat / Rashbehari | ₹9,000 to ₹14,000 | 43% |
In Ballygunge, the top of the range (₹30,000) is double the bottom (₹15,000). The same is true in Howrah (₹5,000 to ₹10,000), and the premium projects on EM Bypass span ₹12,000 to ₹25,000. In these markets, quoting a single locality average is misleading, and the project, not the pin code, decides the price.
| Narrowest ranges | Price per sq ft | Range as % of mid-point |
|---|---|---|
| Narendrapur | ₹4,500 to ₹5,600 | 22% |
| New Town | ₹6,500 to ₹8,500 | 27% |
| Rajarhat | ₹6,000 to ₹8,000 | 29% |
| Barrackpore | ₹3,000 to ₹4,000 | 29% |
At the other end, Narendrapur, New Town and Rajarhat have tight ranges, meaning the locality average is a reasonable guide to what a flat there costs.
Offices and retail: Kolkata commercial property in 2026
Commercial property behaves differently from housing. In Sidus Realty’s data, the two office hubs, Salt Lake Sector V and New Town CBD / Rajarhat, rent at about ₹59 and ₹54.5 per sq ft per month respectively, and sit at a gross yield of 7% to 8%. That is roughly 4.5 percentage points above residential yield in Salt Lake and 4.2 points above New Town.
| Micro-market | Type | Commercial value per sq ft | Rent per sq ft per month | Gross yield | Residential mid-point, same area | Commercial value as % of residential |
|---|---|---|---|---|---|---|
| Salt Lake Sector V | Office hub | ₹8,850 to ₹10,100 | ₹59 | 7% to 8%* | ₹10,250 | 92% |
| New Town CBD / Rajarhat | Office hub | ₹8,200 to ₹9,300 | ₹54.5 | 7% to 8%* | ₹7,500 | 117% |
| Ballygunge | Commercial | ₹18,000 to ₹22,000 | ₹100 | 6.0% | ₹22,500 | 89% |
| EM Bypass | Commercial | ₹15,000 to ₹18,000 | ₹100 | 7.3% | ₹18,500 | 89% |
* For the two office hubs, value per sq ft is derived from rent at a 7% to 8% yield, so yield is an input and not a finding. Residential comparison for EM Bypass uses the premium-projects band.
What stands out
- Office rent is two to three times residential rent per sq ft. In Salt Lake, office rent of ₹59 compares with ₹25.6 for homes (about 2.3 times). In New Town it is ₹54.5 against ₹20.3 (about 2.7 times).
- Value per sq ft does not follow the same pattern. In Sector V, office value is about 92% of the Salt Lake residential mid-point. In New Town CBD / Rajarhat it is about 117% of the New Town residential mid-point.
- Ballygunge and EM Bypass commercial rents are the highest in our data, at ₹100 per sq ft per month, with values of ₹18,000 to ₹22,000 and ₹15,000 to ₹18,000 per sq ft.
- High-street retail is a different league. Ground-floor asking rents on Park Street are about ₹190 to ₹250 per sq ft per month, around 5 times the residential rent in the same area. Retail asking rents are indicative and thinly evidenced, so they should be verified unit by unit.
Higher yield comes with higher risk. Commercial vacancies can last longer than residential ones, leases carry lock-in periods and maintenance charges, and GST may apply depending on the landlord’s registration. Owners can record all of these in the Dhruva app.
What this means for buyers, investors and owners
If you are buying a home to live in
- Decide your area requirement first, then see which corridors it fits. ₹1.4 crore covers a comfortable family home in New Town, Rajarhat or Kasba, but only a compact apartment in Alipore or Ballygunge.
- In low-dispersion localities such as New Town and Rajarhat, the locality range is a reliable benchmark. In high-dispersion ones such as Ballygunge, benchmark the individual project.
If you are buying to earn rent
- Percentage yield is highest in value and mid-market localities (3.30% to 3.50%), but absolute rent is low and growth depends on the micro-market.
- Budget for vacancy and running costs. Gross yields of 3.0% to 3.5% shrink quickly once costs are included.
- Commercial property offers higher gross yield but needs more due diligence on tenants, lease terms and GST.
If you are buying at ₹10 crore and above
- Ultra-premium yield is about 3%, so the case for buying rests on lifestyle, scarcity and long-term capital value rather than rent.
- The range inside each premium locality is wide. The difference between the bottom and top of the Ballygunge range is the difference between about 6,667 sq ft and 3,333 sq ft for ₹10 crore.
- Check that any project you are considering is registered with WBRERA. You can look up registered projects on The BX.
If you already own property
- Compare your rent with the expected rent for your locality. Rent per sq ft per month in our table is the benchmark: for example, about ₹20.3 in New Town and ₹25.6 in Salt Lake.
- Use the free Dhruva app to see your portfolio value, expected rent and health score against these ranges.
Methodology, definitions and limitations
This is the first edition of this report, so it describes levels rather than trends. We do not report quarter-on-quarter or year-on-year change. Future editions will add them.
- Coverage. 30 residential price bands across East and North Kolkata, the EM Bypass Belt, Premium South and Central Kolkata, South Kolkata and Howrah, plus five commercial benchmarks (two office hubs, two commercial micro-markets and one high-street retail market).
- Typical price range. The usual asking-price band per sq ft for ready and under-construction apartments in a locality. New ultra-premium buildings can price above the band and older buildings below it.
- Mid-point. The simple midpoint of the low and high ends of the range. It is not a transaction-weighted average.
- Gross yield. Annual rent as a percentage of property value, set for each locality by Sidus Realty. It ignores vacancy, property tax, society charges and repairs.
- Rent per sq ft per month. Mid-point price × gross yield ÷ 12. This is an expected rent derived from price and yield, not a record of signed leases.
- Commercial values. For Salt Lake Sector V and New Town CBD / Rajarhat, value per sq ft is derived from rent at a 7% to 8% yield. Park Street retail figures are asking rents.
- Data quality. Each locality carries an internal confidence rating. Bands in markets with thin or conflicting data, such as Beleghata / Entally / Tangra and Ruby / Anandapur, should be treated as especially indicative.
- Prices are asking prices. They are not registered sale values and are not a formal valuation. Stamp duty, registration, GST and other costs are excluded.
