Nobody has actually counted how many real estate projects are registered in West Bengal, broken down by locality — the big portals only list what they can monetise, which skips thousands of smaller, perfectly legitimate developments. We built a register that doesn’t skip them. Here’s what it shows about where Kolkata is actually building right now.

Where Kolkata is actually building

Ranking every locality by the number of live WBRERA-registered projects tells a different story than the one the major portals show — because it isn’t filtered by what’s commercially worth listing. Central and South Kolkata suburbs dominate by sheer project count, well ahead of the addresses that get most of the marketing attention.

Why this matters for buyers

New Town and Rajarhat get the ad spend, but Bansdroni and Sonarpur have more total registered projects between them than New Town does alone. If you’re evaluating an area’s real supply pipeline rather than its marketing visibility, project count by locality is a more honest signal than search-result prominence.

The builder market is far more fragmented than it looks

1,946 distinct promoters across 3,333 projects works out to an average of under two projects per builder. The market has no single dominant player — even the most active name on file accounts for roughly half a percent of all registered projects.

For buyers, this cuts both ways: far more genuine choice than a portal showing only 40-50 “featured” projects would suggest, but also far more due diligence required, since a builder’s track record can’t be assumed from brand recognition the way it can in a market with two or three dominant players.

Where the premium layer sits on top of this

Overlaying our own live-tracked listings on this base register shows where the ultra-premium segment actually concentrates. Among the highest Sidus-Score projects we’re currently tracking, asking prices span roughly ₹1.08 Cr to ₹32 Cr — and the top of that range clusters heavily around a small number of addresses: Chowringhee, Ballygunge, and Ballygunge Circular Road account for a disproportionate share of the ₹10 Cr+ listings, while Hungerford Street and Pretoria Street each carry single flagship developments north of ₹10 Cr.

Reading the two datasets together

The RERA register shows volume — where the most projects are physically being built. The premium layer shows value concentration — where a small number of addresses command a disproportionate share of top-end pricing. The two rarely overlap: none of the top five localities by project count (Kolkata proper aside) appear among the top five by peak price per project.

Registered project and promoter counts are compiled by The BX from the West Bengal Real Estate Regulatory Authority (WBRERA) public register, cross-checked against registration numbers rather than typed in from brochures. Premium-segment pricing reflects live listings on Sidus Realty’s Sidus Score framework, evaluated on developer record, location, price-to-value and compliance. Figures reflect a snapshot at time of publication; both datasets update continuously.
