This Srijan Orizon review covers what matters before you book: RERA registered, Towers 4 and 5 open, possession in 2031, and every home a 3 BHK.
Srijan Orizon is Srijan Realty’s 8.3-acre, 702-home project off the Southern EM Bypass at Jagaddal, in the Narendrapur–Sonarpur belt of South Kolkata. Every home is a 3 BHK, from 1,208 to 1,845 sq ft, with listed prices from ₹88 lakh to ₹1.30 crore.
Below: what those prices work out to per square foot, how they compare with Sidus Realty’s own Narendrapur price data, real road distances measured on Google Maps, and the questions to settle in writing. This guide is written by an authorised channel partner, not the developer, so verify the key points yourself.
An all-3 BHK project removes one decision. The two left are the price per square foot you pay and the tower you pay it in.
What ₹88 lakh to ₹1.30 crore works out to per sq ft
Listed prices on the project page, by size:
| Home | Listed price | Size | Approx. ₹/sq ft |
|---|---|---|---|
| 3 BHK | ₹88 L | 1,208 sq ft | ₹7,285 |
| 3 BHK | ₹1.00 Cr | 1,416 sq ft | ₹7,062 |
| 3 BHK | ₹1.15 Cr | 1,615 sq ft | ₹7,121 |
| 3 BHK | ₹1.30 Cr | 1,845 sq ft | ₹7,046 |
Our arithmetic: listed price divided by listed area. All-inclusive pricing is given on request, so treat these as reference figures, not a published base rate.
is where all four sizes land. The rate is nearly flat, so the larger homes are not priced at a premium per square foot.
is the Narendrapur mid-point in Sidus Realty’s Q3 2026 market data (range ₹4,500–5,600). Rajpur Sonarpur, the municipality Orizon actually sits in, is at ₹3,600–5,200. Orizon’s listed rate is about 40% above the Narendrapur mid-point. Part of that gap is normal, because area averages include older resale flats while Orizon is a new, amenity-led launch by an established developer. Whether the full gap is worth it to you is the main question to answer before booking.
Whether GST, club membership, power backup, parking and deposits are inside the quoted price or added later. This alone moves your real cost by 10–15%.
One configuration, four sizes
First-home buyers and young families who want a gated, amenity-led community at the lowest entry price in the project.
Families upgrading from a 2 BHK in Garia, Narendrapur or Sonarpur who need a proper third bedroom or a home office.
Larger families and parents moving in, who want close to 4 BHK space without the 4 BHK price.
Sizes and prices as listed on the project page. Sizes differ by tower, so ask for the approved floor plan, carpet area and facing of the exact unit you are offered. Not sure about 3 BHK vs 4 BHK? Read 3 BHK vs 4 BHK in Kolkata.
Six towers, two open for booking
Orizon’s 702 homes sit in six towers of G+17 to G+23 floors. Towers 4 and 5 are open for booking now. The structure uses MIVAN aluminium-formwork construction, which casts walls and slabs together for a more consistent finish, and the developer states the project is pre-certified for IGBC Platinum green-building design.
Towers 4 & 5 · open now
The current inventory. Ask for floor-wise availability and the construction schedule for these two towers specifically.
Remaining towers · later
Later releases in launch projects are often priced higher, though that is not guaranteed. If you want a specific floor or facing, the open towers are where the choice is today.
Construction method and green-building pre-certification are as stated by the developer.
8.3 acres, mostly open
Orizon sits on 8.3 acres of freehold land. The developer states about 80% of the site is open at ground level, or 85% counting the podium garden, which is high for a 702-home project. Amenities centre on a 33,000 sq ft clubhouse and a 21,000 sq ft podium garden.
Accessibility is built in: wheelchair ramps, wide lift cabins, braille and voice-enabled lift controls, and accessible common toilets and parking. Useful if parents will live with you. Ask for the clubhouse handover date, since in phased projects it often opens after the first towers.

The numbers, using our own data
is the EMI on an 80% home loan (₹70.4 lakh) for the ₹88 lakh home, at 8.5% over 20 years. On a full loan it is about ₹76,400. Run your own figures in our EMI calculator.
is what a 1,208 sq ft flat would rent for at Narendrapur’s average of ₹14.7 per sq ft (Sidus Q3 2026 data). That is a gross yield of about 2.4% on ₹88 lakh, below the area’s 3.5% average, because new-launch prices sit above resale stock. Buy Orizon to live in or hold long term, not for rental income.
applies to under-construction homes on the agreement value, plus West Bengal stamp duty and 1% registration at the time of registry. Ask for all of it to be itemised in your cost sheet.

- Your tower and unit. Tower 4 or 5, floor, facing, carpet area and the approved floor plan for that exact unit.
- The payment plan. Construction-linked or time-linked, with the amount due at each stage through 2031.

- Listed rate about 40% above the Narendrapur average
- Possession in 2031, about five years away
- No metro within walking distance (6.3 km to Shahid Khudiram)
- Rental yield near 2.4%, so a home to live in, not a rental play
- All-inclusive price is on request; get it in writing
Orizon suits families who want a large, green, gated community in South Kolkata at around ₹1 crore and plan to live in it. The case rests on the product: all 3 BHK, a lot of open land and a serious clubhouse. The risk is price, not quality: you pay well above today’s area average for what the Southern EM Bypass corridor becomes over the next decade. We don’t promise returns. Compare it with other South Kolkata projects on a ₹/sq ft basis using our compare tool and the Sidus Score Board.
